We use aggressive online advertising to promote your property and conduct a detailed analysis of market rent based on the property’s condition and neighborhood.

Screening for Qualified Tenants

Our screening process includes credit checks, verification of income and employment history, confirmation of prior rental history, and an Unlawful Detainer record check to help secure responsible and qualified tenants.

Leasing the Property

We prepare lease agreements with all required disclosures, collect rents and security deposits, and complete move-in and move-out inspection checklists signed by tenants to document property condition.

Property Maintenance

Owner approval is required for repairs in excess of limits except in emergencies. Owners may hire their own vendors if preferred, while tenants contact us directly for repairs and all property-related concerns.

Property Finances

Owners receive monthly online financial reports and EFT rent payments. If a property is vacant, no rent means no management fees. We provide IRS 1099 forms annually with detailed income and expense reports, and owners have 24/7 access to Buildium for full financial transparency.
